By completing a reservation with Current Tides, you ("Guest") agree to be bound by the following Rental Terms and Conditions. Please read this agreement carefully before confirming your booking. These terms constitute a legally binding contract between you and Current Tides.
A reservation is confirmed only upon receipt of the required deposit and your acceptance of these Terms and Conditions. The deposit amount will be specified at the time of booking and is applied toward the total rental balance.
The remaining balance is due no later than 30 days prior to your check-in date. For reservations made within 30 days of the check-in date, full payment is required at the time of booking. Failure to remit payment by the due date may result in automatic cancellation of your reservation.
We accept major credit cards and other payment methods as displayed during checkout. All rates are quoted in U.S. dollars and are subject to applicable taxes and fees, which will be clearly itemized before you confirm your reservation.
We understand that plans can change. Our cancellation policy is as follows:
Cancellations must be submitted in writing to info@currenttides.net. The date of receipt of your written cancellation notice will determine which cancellation tier applies.
We strongly recommend purchasing travel insurance to protect against unforeseen circumstances such as illness, weather events, or other emergencies. Current Tides is not responsible for losses arising from events outside our control.
Standard check-in time is 4:00 PM local time. Standard check-out time is 10:00 AM local time. Early check-in and late check-out may be available upon request and are subject to availability. Additional fees may apply.
Guests who have not vacated the property by the designated check-out time may be charged a fee equivalent to one additional night's rental rate. Please contact us in advance if you anticipate any issues with your departure time.
Each property listing specifies a maximum occupancy limit. This limit includes all individuals present at the property at any time, including day visitors. Exceeding the stated maximum occupancy is a violation of these Terms and Conditions and may result in immediate termination of your stay without refund.
The Guest who completes the reservation (the "Primary Guest") must be at least 25 years of age and must be present for the duration of the stay. Reservations made by individuals who do not intend to occupy the property are not permitted. Current Tides reserves the right to refuse or cancel any reservation that does not meet this requirement.
Pets are permitted only at properties explicitly designated as pet-friendly. A non-refundable pet fee will apply per stay, as listed in the property details at the time of booking. Guests are responsible for any damage caused by their pets and must ensure that animals are supervised at all times and do not disturb neighboring properties.
Bringing a pet to a non-pet-friendly property is a material breach of these Terms and Conditions and may result in immediate eviction without refund, as well as additional cleaning and damage charges.
A security deposit may be required at the time of booking or prior to check-in, as specified in your reservation confirmation. The security deposit will be held to cover any damages, excessive cleaning needs, or violations of these Terms and Conditions that occur during your stay.
The security deposit will be released within 7 business days of check-out, provided the property is returned in the same condition as at check-in, subject to any deductions for documented damages or additional charges.
Guests will be notified of any deductions prior to their application. Any damages exceeding the security deposit amount remain the financial responsibility of the Primary Guest.
Guests are expected to treat the property, its furnishings, and all amenities with care and respect. Upon departure, the property should be left in a clean and tidy condition. This includes:
A standard cleaning fee is included in your reservation total. This covers normal cleaning after a standard stay. Excessive cleaning requirements beyond normal use may result in additional charges assessed against the security deposit.
Guests agree to respect the surrounding neighborhood and community at all times. Quiet hours are in effect from 10:00 PM to 8:00 AM. During this time, guests must minimize noise from music, gatherings, or outdoor activities. Complaints from neighbors or community members may result in termination of the reservation without refund.
Parties, events, or gatherings exceeding the stated maximum occupancy are strictly prohibited without prior written approval from Current Tides. Unauthorized events may result in immediate eviction and forfeiture of all paid amounts.
All Current Tides properties are strictly non-smoking indoors. Smoking is only permitted in designated outdoor areas where clearly indicated. Violation of this policy will result in a minimum cleaning fee of $300 assessed against the security deposit, and may result in immediate eviction without refund.
The following activities are strictly prohibited at all Current Tides properties:
Current Tides makes every effort to ensure that all listed amenities and equipment are in good working order prior to your arrival. In the event that an amenity or piece of equipment becomes unavailable or non-functional during your stay due to circumstances beyond our control, we will make reasonable efforts to repair or replace it in a timely manner.
Refunds or credits will not be issued for temporary unavailability of amenities unless the issue materially impacts the habitability of the property and cannot be resolved within a reasonable timeframe. Please report any issues promptly so we can address them as quickly as possible.
Current Tides and its authorized representatives reserve the right to access the property at any time in the event of an emergency, or with reasonable advance notice to perform repairs, inspections, or maintenance. We will make every effort to schedule non-emergency access at a time that is convenient for you.
In cases of emergency posing an immediate risk to safety or property, no advance notice is required.
Current Tides shall not be liable for any injury, loss, damage, or expense to any guest or guest's property arising from the use of the rental property, except where such liability arises from our gross negligence or willful misconduct.
We are not responsible for loss of or damage to personal belongings left on the premises before, during, or after a stay. Guests assume full responsibility for their personal items throughout their visit.
In no event shall Current Tides' total liability to any guest exceed the total amount paid by that guest for their reservation. This limitation applies to all claims, whether based on contract, tort, or any other legal theory.
Current Tides shall not be held liable for any failure to perform its obligations under these Terms and Conditions if such failure results from circumstances beyond our reasonable control, including but not limited to natural disasters, severe weather events, government-mandated evacuations, utility failures, pandemics, or other acts of God. In such cases, we will work with you in good faith to reschedule your stay or offer a credit toward a future reservation.
These Terms and Conditions shall be governed by and construed in accordance with the laws of the state in which the rental property is located, without regard to conflict of law principles.
Any dispute arising out of or relating to these Terms and Conditions or your reservation shall first be submitted to good-faith negotiation between the parties. If the dispute cannot be resolved through negotiation within 30 days, it shall be submitted to binding arbitration in accordance with the rules of the American Arbitration Association. Both parties waive their right to a jury trial for any such disputes.
You agree to indemnify, defend, and hold harmless Current Tides and its owners, employees, agents, and representatives from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or in connection with your use of the property, your breach of these Terms and Conditions, or any violation of applicable laws or regulations by you or any member of your party.
Current Tides reserves the right to update or modify these Terms and Conditions at any time. Any changes will be effective immediately upon posting to our website. The version of these Terms and Conditions in effect at the time your reservation was confirmed will govern your stay, unless you are notified of a material change and given an opportunity to cancel your reservation without penalty.
These Terms and Conditions, together with your reservation confirmation and any property-specific house rules provided at check-in, constitute the entire agreement between you and Current Tides with respect to your rental. They supersede all prior communications, representations, or agreements, whether written or oral, relating to your stay.
